Picco Bello Designs has been providing high-end residential design and management services since 2014. Our aim is to deliver every project seamlessly, from inital design to final handover. We achieve this through working closely with our clients, providing expert project planning and management, dealing with our well-established suppliers and overseeing the work of our trusted, long-term sub-contractors.

Our clients demand and consistently receive the highest quality standards, care and attention to detail that reflects their discerning attitudes. Our management services extend to property management for our clients'  rental properties and second homes. We use our wealth of expertise and act as a single point of contact throughout the entire process, shielding our clients from day to day issues.

Understanding your Needs: Our initial consultation will be carried out as a no fee, no obligation stage. 

We:  

• Discuss your requirements, ideas and priorities in full in order to understand your needs and objectives
• Work together to agree your project timescales and budget constraints
• Explore how we can best add value to your property
• Offer a detailed Fixed Price or Time and Materials proposal including payment terms and contractual obligations

Project Management & Delivery: We will carry out the design and implementation, ensuring the project is delivered to agreed milestones, quality and budget. This stage will be charged either at a Fixed Price or T&M.

We:

• Prepare mood boards to present colour schemes and materials such as wallpapers, fabrics, tiles, furnishings and trimmings 
• Take measurements for furnishings and fittings and advise on effective space planning and bespoke design solutions
• Present design ideas through 3D visualisation
• Source a range of material samples for your comparison and approval using our UK and European suppliers
• Place orders for materials and furnishings and ensure deliveries are scheduled on time as required
• Track and control progress on site and resolve any unexpected problems or issues
• Communicate with you regularly at all stages of project lifecycle
• Liaise where necessary with managing agents and councils for legal and contractual approvals
• Provide you with the required legal certificates such as building regulations (if applicable), gas safety and EICR
• Provide you with warrantees where relevant for your future reference

Customer Service: We pride ourselves in building long-term relationships with our customers and suppliers and build our business on personal recommendations. We continually support our clients with any future requirements they have.

Property Management: Our management services extend to looking after our clients' rental properties and second homes for an annual fee. For further details please see our services page.
